The largest city park in the United States and one of the largest in all of North America.
The mountain creates a huge barrier in the city of Phoenix. On the south side of the mountain is Ahwatukee. The address is still Phoenix, but, everyone that has live in the Phoenix Metro for awhile knows what is implied when you mention a restaurant golf course or school in “Ahwatukee” On the north side of the mountain is an AREA that is referred to as “South Phoenix”. If you don’t live here I won’t make sense, but to everyone that does live here they know what is meant.

In the dead of summer we all need to run our A.C.'s. In March, April, May, September, and October when the days are hot and the nights are under 75 and the humidity is under 10% you don't need to use your A.C. in the evening.
I have an all house fan mounted in my garage and it pulls all the outside air into the home. At sunrise your house will be nice and cool. You may need to run your A.C. during the day when it's 100 degrees, but not at night. Take a close look at this to see if it makes sense for you and your family.

Is it Hot Outside
I was born in Florida, but my parents moved to California when I was only 2. I have no idea how hard it is"Mentally" to live in a cold environment. One of my brothers (who was born and raised in Cally) lives in Maryland. I send him reports throughout the winter to let him know how nice it is here, knowing how bad it is in Maryland. Cool (Winter) Normal highs in the mid to upper 60's. You can always spot the winter visitors with their shorts and sandals
Warm(spring and fall) High 70's or mid 80's 3% humidity.
HOT: (Late spring) April May June High's in the 100's Hottest Day in Phoenix June 26th 1990. Hottest day in Arizona was in Lake Havasu on June 29, 1994, and also occurred on July 5, 2007. If you are driving to California to escape the heat. Do it in the early am or at night. If you break down, good luck.
Really Fricking Hot (July and August) Sometimes referred to as "WHAT WAS I THINKING". High humity 30% and 105-110 at sunrise it is sometimes 90°. The only good thing is the summer storms and Camping in the High Country.
So remember: We love the Winter and Spring Time in Arizona, we all hate the summer. (yes everyone)

He is a big sports fan and no stranger to appearances at major league sporting events. I am sure the people in attendance are in for an entertaining day at the ballpark. According to The Chicago Tribune, this stunt was coordinated by Major League Baseball and HBO to promote cancer awareness.
This won’t be the first time Ferrell has caused a ruckus on a baseball diamond. In 2010, Ferrell “pitched” for the Triple-A Round Rock Express in Texas under the name of “Rojo Johnson.” He caused a fake brawl and was ejected. People in the place went crazy!
So, yeah, expect this Thursday to get a bit strange.

Home building in Chandler and the east valley has dropped of a bit, but still remains strong compared to the rest of the country.
Some may consider it rash to say all is well in regards to homebuilding following last week's reports. Housing Starts slide 2.0% in January, to a 1.065 million annual rate, with a 6.7% reduction in single-family starts. Other news tells us, building permits were off 0.7%, to a 1.053 million annual rate. But in the last twelve months, single-family starts are up 16.3%, and permits up 5.8%. The 12-month moving average for overall housing starts (single- and multi-family) is at its highest level since 2008. And total number of homes under construction was up 1.1% in January and up 17.5% over a year ago. Good news over all.
To parallel the above, the National Association of Home Builders confidence index fell this month from 57 to 55. But it stayed above 50. This tells us that more builders felt conditions are good. Freddie Mac's U.S. Economic and Housing Market Outlook for February raised its mortgage originations forecast to $1.3 trillion. They pegged home sales at 5.6 million, starts at 1.18 million, and home prices up 3.9% for the year. The CEO at Move Inc., feels "...improved employment, rising GDP, easing mortgage restrictions and growth in housing starts are just a few of the trends creating meaningful tailwind for the market."

Paradise Valley is one of the most upscale areas in the Phoenix Metro. "Average" homes that you find in the east valley range form $125/sq.ft. to $200/sq.ft. The same home in Scottsdale or Paradise Valley will be $200-$300/sq.ft.
The home listed in this blog are 2 steps above that number. When looking at the current market for $4 million and above, you are looking at $400-$600/sq.ft. for an average, but some as high as $12,000/sq.ft. With the bulk of these homes situated between Camelback and Mummy Mountain you are looking at a secluded feeling neighborhood, but still close proximity to downtown.
The average size of these homes is about 8,000-12,000 but I have found a few over 25,000 and one coming in at 52,000 sq.ft. Quite the monster, wouldn't you say.
A very diverse group of listings. Some are dated, but have a great location, some are completely updated and ready to sell.

I am one of the lucky ones. My wife "HATES" to go out on Valentines Day. She likes to celebrate it at home. I just need to cook her favorite meal and I am good to go. STEAK. The woman loves Rib Eye steak. So I cook 2 Rib Eyes and a Halibut steak on the grill. Baked potato and Dinner Salad. She is a happy camper. I know I am one of the LUCKY ONES.
