Patio Homes in Tempe Az
Plenty of Patio Homes in Tempe. Unfortunately there are never a ton of them for sale at any time.
In my opinion, the upside to Patio Homes or Condos is the lack of maintenance to the exterior.The major downside is the high HOA fees and close proximity to your neighbor. The good news on the higher HOA fees is the bulk of the structure insurance is included in the HOA fees.
Right now there are low owner/occupant ratios. What that means is that many lenders won't lend FHA or VA loans that have higher than 50% "non" owner occupant ratios. Cash purchase or 20% down conventional is the only way to pay for the property. Thinking forward on this, when you go to sell it might have the same restrictions. If you purchase today, rent out the structure and sell in 20 years it is probably a great investment. SHORT TERM Investment strategy, probably not.
ASU is located in Tempe, so if you are looking for an investment property to rent out "Prime Location"

4 bedroom home in Tempe 85282 with a pool
Here are a feww 4 bedroom homes in Tempe 85282 with a pool, there are many great choices as of today.
Tempe as a whole is centrally located in the Phoenix Metro. Driving north puts you in Scottsdale. (just over the Salt River). In January they have the Phoenix Open Golf Tournament.
If you live in 85282 you are less than 5 minutes from U.S. 60. This allows you to get to Phoenix or Sky Harbor Airport in no time at all.
Also this part of town is close to many great restaurants and shopping malls.
Tempe Union School Dist supports this part of town.Students in 85282 will attend either Tempe High or McClintock High.

ASU is in the north part of Tempe, just off Mill Ave. Site of one of the largest New Years Eve Celebrations in America.

Looking for 4 bedroom Homes near Arizona State University? Look no further.
These homes can be purchase for personal use or as an investment property.
With all the business moving into downtown Tempe rental rates and property values should stay strong or possibly go up.
State Farm is building an enormous hub between Rural Rd and Mill on the north side of Rio Salado.(right across from the stadium).
In the last year I've helped 2 people purchase homes that have moved here from out of state.
Plenty of shopping and dining in the area. Centrally located in regards to transportation. (10 min from Sky Harbor Airport)
Long term you can look to rent to students or professionals not wanting to live far from Mill Ave.

How are Home Prices in Chandler Az
Home prices in Chandler Az are stable for the time being. Home prices in the Phoenix Metro are stable as well.
Over the last 12-18 months the inventory in Chandler, Gilbert, Tempe, Mesa and the rest of the East Valley have remained stable.
Inventory has been climbing slowly over the past 18-24 months, but not to truely call it a buyers market. In late 2011 and most of 2012 inventory was low, prices were low and investors were incredible active. Forcing prices to go up at a pretty good clip. Inventory in Chandler was at about 1.5-2.5 months. Now we are at about 4-5 months inventory. Those numbers were the same across the board in Gilbert, Tempe, Mesa, Queen Creek and most of Phoenix.
Some people believe interest rates will climb (slightly), which will have the same effect as an increase in inventory. People that have been on the fence listing their home, will take a bigger beating in the short run. Buyers will have less buying power.
Prediction: Home prices in Chandler will remain stable, but will be very little growth, if any over the next 12 months.
I will continue to keep track of the inventory over the next 12 months to see home this all pans out.
