4 bedroom homes in Layton Lakes Gilbert Az

As of right now (January 2015) 4 bedroom homes in Layton Lakes are mostly new builds.

With inventory the way it is, you should be able to get a great deal on spec homes. Here is what is currently available.

Two things: #01) 99% of all builders are selling their spec homes at base price and "Giving" the upgrades for free. #02) Secondly "some" builders will come down on price if you ask. (that is why you need to be represented by a Real Estate agent when you go). The agent in the office will only represent the builder.

Layton Lakes offers 4 communities and many fantastic amenities that include a large park with a ramada, a fishing dock, jogging track, volleyball court, a large splash pad, a playground and covered picnic areas. Throughout the subdivision you'll find walking and jogging paths, equestrian trails, tennis and basketball courts, a soccer field, ramadas with picnic table and bbq grills.

How are Home Prices in Chandler Az

Home prices in Chandler Az are stable for the time being. Home prices in the Phoenix Metro are stable as well.

Over the last 12-18 months the inventory in Chandler, Gilbert, Tempe, Mesa and the rest of the East Valley have remained stable.

Inventory has been climbing slowly over the past 18-24 months, but not to truely call it a buyers market. In late 2011 and most of 2012 inventory was low, prices were low and investors were incredible active. Forcing prices to go up at a pretty good clip. Inventory in Chandler was at about 1.5-2.5 months. Now we are at about 4-5 months inventory. Those numbers were the same across the board in Gilbert, Tempe, Mesa, Queen Creek  and most of Phoenix.

Some people believe interest rates will climb (slightly), which will have the same effect as an increase in inventory. People that have been on the fence listing their home, will take a bigger beating in the short run. Buyers will have less buying power.

Prediction: Home prices in Chandler will remain stable, but will be very little growth, if any over the next 12 months.

I will continue to keep track of the inventory over the next 12 months to see home this all pans out.

New Home sales in Cooley Station Gilbert Az

The New homes for sale in Cooley station are moving quickly.

I went there with a client last week and there were 4 spec homes available. Now there is only one.

My client originally want to purchase a re-sale home but she wasn't happy with what she was seeing. Most of the homes didn't have the upgrades that the builder in putting in for free. Upside for my client is she will get a brand new home with alot of really nice upgrades included. (i.e. grantie countertops, tile flooring throughout....). The downside is she will be responsible for window coverings and backyard landscaping.

The new homes in Cooley Station include the window coverings and backyard landscaping.

Ray Ranch is a subdivision in Gilbert just south of the 202 Santan Freeway and east of Higley.

There are approx 427 homes in this Subdivision ranging between 1300 and 4300 sq.ft. More than likely the 4 Bedroom Homes for Sale in Ray Ranch are in the 1800-2800 sq.ft. range.

Prime location in Gibert. Easy access to the 202 via Higley Rd. To the east less than 2 miles from Toka Sticks Golf Club. To the west is the San Tan Mall

There is more shopping in San Tan Mall than I can write about today.

Set to open in the spring of 2015 is Top Golf to the north. Another great feature to the location of Ray Ranch is it's close proximity to the William Gateway airport. In the not so near future, it will be the largest Airport in Maricopa county.

Home sales in the area are currently stable (December 2014). Most of what I've read supports the same in the coming months.
