Home building stats in Chandler Az and the Nation

Home building in Chandler and the east valley has dropped of a bit, but still remains strong compared to the rest of the country.
Some may consider it rash to say all is well in regards to homebuilding following last week's reports. Housing Starts slide 2.0% in January, to a 1.065 million annual rate, with a 6.7% reduction in single-family starts. Other news tells us, building permits were off 0.7%, to a 1.053 million annual rate. But in the last twelve months, single-family starts are up 16.3%, and permits up 5.8%. The 12-month moving average for overall housing starts (single- and multi-family) is at its highest level since 2008. And total number of homes under construction was up 1.1% in January and up 17.5% over a year ago. Good news over all.
To parallel the above, the National Association of Home Builders confidence index fell this month from 57 to 55. But it stayed above 50. This tells us that more builders felt conditions are good. Freddie Mac's U.S. Economic and Housing Market Outlook for February raised its mortgage originations forecast to $1.3 trillion. They pegged home sales at 5.6 million, starts at 1.18 million, and home prices up 3.9% for the year. The CEO at Move Inc., feels "...improved employment, rising GDP, easing mortgage restrictions and growth in housing starts are just a few of the trends creating meaningful tailwind for the market."

Here is a list of the Most Expensive homes in Paradise Valley Arizona

Mostly people that want to live there or that currently live there.
Paradise Valley is one of the most upscale areas in the Phoenix Metro. "Average" homes that you find in the east valley range form $125/sq.ft. to $200/sq.ft. The same home in Scottsdale or Paradise Valley will be $200-$300/sq.ft.
The home listed in this blog are 2 steps above that number. When looking at the current market for $4 million and above, you are looking at $400-$600/sq.ft. for an average, but some as high as $12,000/sq.ft. With the bulk of these homes situated between Camelback and Mummy Mountain you are looking at a secluded feeling neighborhood, but still close proximity to downtown.
The average size of these homes is about 8,000-12,000 but I have found a few over 25,000 and one coming in at 52,000 sq.ft. Quite the monster, wouldn't you say.
A very diverse group of listings. Some are dated, but have a great location, some are completely updated and ready to sell.

My Valentines Day (2015)

Who is ready for Valentines Day . Should I say "Guys, are you ready for Valentines Day ".Happy_Valentines_Day(2015)
Plenty to do. Plenty of places to go. Do you have the time? Do you have the patience to wait in line at the restaurant of choice?
I am one of the lucky ones. My wife "HATES" to go out on Valentines Day. She likes to celebrate it at home. I just need to cook her favorite meal and I am good to go. STEAK. The woman loves Rib Eye steak. So I cook 2 Rib Eyes and a Halibut steak on the grill. Baked potato and Dinner Salad. She is a happy camper. I know I am one of the LUCKY ONES. Ladys and Gents give me your spin on this day and how it will pan out for you.
Hope you and your favorite person have a Happy and Safe Valentines Day in Chandler.

How is the weather treating you this year. (Let me know)

Most of the people living in the North East part of the United States are interested in Home prices in Phoenix Az. They may not be asking themselves that exact question, but they are questioning their sanity right now.
"Why am I still living in Boston?"  Just today I was watching the news without the heater on. Boston's normal average snow accumulation is 47 inches for the YEAR. They have had 67 inches since January 10th. The snow plows have nowhere to put the snow. They have almost had the same amount of snow days as school days. They haven't had a complete school week in the last 3 weeks.
Good news for Arizona economy and the housing market.
I am thinking this applies to people living in New York City, Philly,Detroit,Chicago,Green Bay.......... the list goes on.
Average temps in Chandler throughout the winter are about 65-70 degrees. Sometimes we have a cold spell for a low of 27° with a high of 50-55.  Cold to us desert rats. Not so bad if you're in the North East this winter. Remember you can still golf and go hiking in this weather and you can golf, bike and hike in the summer as well.

4 bedroom homes on a Golf Course in Gilbert

There are some very nice 4 bedroom homes on a Golf Course in Gilbert. With the size of Gilbert (76 square miles) it is one of the largest incorporated cities in America.
Once known as the "Hay Capital" of the world.

At the time of this blog there were over 100 homes on a golf course in Gilbert for sale. 
This would include 3 bedroom as well.
With to many courses to name I have made a list of
 MY FAVORITE Golf Courses in the east valley.
Great dining and shopping throughout Gilbert makes this a great city to look at in terms of raising a family and buying a home.
In 1980 there was only a little over 5,000 people living in the city. Now there is over 225,000.

Patio Homes in Tempe Az

Plenty of Patio Homes in Tempe. Unfortunately there are never a ton of them for sale at any time.
In my opinion, the upside to Patio Homes or Condos is the lack of maintenance to the exterior.The major downside is the high HOA fees and close proximity to your neighbor. The good news on the higher HOA fees is the bulk of the structure insurance is included in the HOA fees.
Right now there are low owner/occupant ratios. What that means is that many lenders won't lend FHA or VA loans that have higher than 50% "non" owner occupant ratios. Cash purchase or 20% down conventional is the only way to pay for the property. Thinking forward on this, when you go to sell it might have the same restrictions. If you purchase today, rent out the structure and sell in 20 years it is probably a great investment. SHORT TERM Investment strategy, probably not.

4 bedroom homes for sale in Chandler McQueen North Unit one

Here is a great part of Chandler. MCQUEEN NORTH UNIT. Located between Ray Rd to the north and Chandler Blvd to the south. Cooper on the east and McQueen on the west edge.
Homes in this subdivision range in size from 3 bedroom 2 bath 1,039 up to 4 bedroom with a den 2,400. The bulk of the homes were built in 1984/1985 with few homes being built in 93/94. Tried doing some research. I am thinking the builder went under in the 80's and a new builder came in and finished out the sub-division. Home prices over the last year range from 300K down to $139k (note the difference in sizes above)
Schools in the area are in the Chandler Unified:

Lake View Lots in Lakewood Ahwatukee

I have a client that is interested in Lake View Lots in Lakewood Ahwatukee.
At the time of this blog there are 35 homes for sale in the subdivision, but only 8 of them are Lake View homes.
Highly sought after homes in this subdivision. Homes that are fairly price according to current market conditions rarely last a month on the market. With that being said some sellers will try to sell their "non" upgraded home at the market value of a fully re-modeled home. GOOD LUCK with that.
Homes were built between 1985-1989 so most of the homes "Do Not" have dual pain windows. Many do have the original Air Conditioner or Heat pump. So you'll want to make sure you hire a professional inspector to see what kind of shape the homes is in.
Great views of South Mountain from this part of town. Quick access to Interstate 10. Close to shopping and dining.
Who could ask for more in Lake View Lots in Lakewood.

How was your Ground Hog Day.

Today is Ground Hog Day with Punxsutawney Phil.
He saw his shadow so there is going to be 6 more weeks of winter back east. (Pennsylvania)
Here in Chandler we are way above normal temps.

In 2013, Phil issued a forecast for an early spring, but extremely bitter cold and snow gripped the eastern U.S. into March that year.  A prosecuting attorney in Butler County in Ohio, went as far as to seek the death penalty for Phil for “misrepresentation of early spring” before a Pennsylvania law firm came to Phil’s defense, claiming the Ohio attorney had no jurisdiction to prosecute the groundhog.
Since the groundhog’s first prediction in 1887, Phil has seen his shadow 102 times (including this year) and not seen it on just 17 occasions. There are nine missing years in the record, but Phil has issued a forecast without exception. Phil’s official Web site says he has “of course” issued a correct forecast 100 percent of the time. The National Climatic Data Center says Phil’s forecasts have shown “no predictive skill” in recent years. AccuWeather finds the rodent has an 80 percent accuracy rate.

I’m thinking he is better than most news casters!

Who is going to Win Super Bowl XLIX

Just a short blog on my prediction. Who is going to Win Super Bowl XLIX.

Seattle Seahawks will win. They always find a way to win. It pains me to say this but........
I hope for New England Patriots fans that I am wrong, but their defense is going to be to much for Brady.
Please chime in and let me know your thoughts.
Here is a bit of trivia for you to digest at half time:
Some say the Super Bowl is the single most popular sporting event in America today. More than 112 million people watched last year's game, making it the highest-rated television program of all time. Over the past 10 years, Super Bowl broadcasts have enjoyed a larger average audience than the World Series, NBA Finals, Stanley Cup Finals, and Academy Awards — combined. And those numbers are likely to increase: With the exception of 2013, when the audience was "only" 108 million, Super Bowl viewership has grown every year since 2005. NBC expects this year's audience for the game between the New England Patriots and the Seattle Seahawks to surpass 115 million. (are you kidding me).
A 30-second commercial in this year's game sold for an average of $4.5 million, nearly double what it cost just 10 years ago. Why are advertisers willing to fork over such huge sums for Super Bowl airtime? One reason might be that it's the only television broadcast where ratings actually go up during commercials.
